Common window problems (and how to fix them)

Feb. 15, 2025

Windows bring in natural light, open up space, let the breeze come in, and keep the room bright and airy. However, windows may also encounter some small trouble, such as poor opening and closing, sealing is not tight, all of these may make its function discount, affecting the beauty of the

Thankfully, fixing window hiccups isn't really that complicated, and you can do it all on your own. Below, we'll share a few clever fixes for common window problems.

1. Windows that won't open

One of the most common problems you will encounter is windows that won't open. Dirt and dust are common causes of this, as the buildup creates friction when you try to open the window. The window may also have been painted. In more serious cases, the springs in the window frame may have been damaged or the sash may be warped.

Solution: When faced with a window that is difficult to open, try wiping the frame and glass with a rag, especially those small crevices that tend to collect dust. After wiping, then spray some lubricant to make the window track smooth, so that it is not so difficult to open. If you find paint in the crevices, gently scrape them with a putty knife. If this does not work, the window still can not be opened, it may be which small parts of the window out of a problem. At this point, it's best to have a professional take a look at it

2. Window won't stay up

Sometimes, all you want is fresh air, but frustratingly, your windows won't stay closed. The problem may be with the equalizers - they either aren't working properly, or they are working fine and just not attached to the window sash.

Solution: Check the pivot bar and the shoe attached to the pivot bar along the bottom of the sash to make sure they are all attached. If they all seem to be in their proper places and are working properly, then there may be a problem with the counterbalance bar itself. You can disassemble the window to see which parts need to be replaced, or contact a service professional to find out what the problem is.

3. Airflow

Whether it's spring, summer, fall or winter, drafts from windows are a point of concern. Improper drafts can increase energy consumption as well as potentially affect the comfort of your home. Improperly installed windows, the presence of cracks, old and uninsulated windows or lack of energy-efficient design can be the cause of draft problems

Solution: If you touch the window frame with your hand and notice drafts coming in, a good solution is to reapply sealant to the window and seal any cracks. You can also install new weather stripping, which creates a solid seal and solves the problem of drafty windows.

4. Bow

If your windows are made of wood, be on the lookout for warping. Warped wood windows can be caused by moisture intrusion that causes the wood to expand and contract, which in turn triggers bending. When faced with this situation, it is crucial to know how to fix warped windows.

Solution: If the window warping damage is minor, the cracks can be covered with filler and corrected by adjusting the hinges or adding supports. Periodic repainting or protectant is recommended to prevent warping. If the warping is severe enough to affect use, consider replacing the window.

5. Water leaks

Water leaks are one of the more serious window problems - water can get into your windows and cause mold to grow. Mold can spread to the floor and other areas of your home. Moisture can also lead to rot. Water can also leave spots on the glass when it dries. Fixing these problems can be costly, so you need to find a solution to your home's leaking windows as soon as possible.

Solution: To fix leaky windows, try re-caulking and cleaning the window frames. If that still doesn't help, you should take immediate action to replace the window or have a repairman visit your home.

6. Rotting

Wooden windows may start rotting, in which case it may start affecting the functionality of the window. You should get them repaired as soon as possible. Before you look for a replacement, you may be able to find a home remedy if the rot is not too severe.

Solution: If you want to fix the rot yourself, you can start by removing the part of the window that is badly rotted. Clean out the gaps in the rotted wood and replace it with wood filler. Once the filler is level and dry, sand and paint the wood, refill with caulk, and then you can enjoy your refreshed windows.

7. Cracking

Similar to rot and warping, cracking usually occurs in wood frames and is often caused by moisture.

Solution: For small cracks, covering and repairing with wood filler will prevent further deterioration of the problem.

8. Fogging

In the case of fogging, the problem usually lies in the window seals. Heavy rain, heat and aging are all contributing factors to broken seals. Moisture can seep out through the broken seal, and when cold air from outside mixes with warm air from inside, fog forms on the glass.

Solution: short-term de-fogging available spray or shaving cream, long-term need to check the window sealing, ventilation, and the use of dehumidifiers

9. Broken window panes

Accidents happen - window glass scratches, chips or shatters and you may not know how to put it back together. Extreme weather, baseball fouls, and other factors can pose a threat to your windows, so it's best to know how to fix them before it happens.

Solution: With broken windows, you should prioritize safety, so be sure to clean up all the glass and remove any loose debris. Wearing goggles and gloves, remove the glass and, if convenient, the sash. Measure the glass and have a home improvement store cut it for you. Glass installation depends on the type of window you have, so follow the appropriate guidelines for your specific situation. A professional can help replace the glass or the entire window. If your windows are frequently broken by birds, take extra precautions.

10. Damaged locks and latches

As your windows get older, you may try to lock them one day only to find that the locking tab has broken off in your hand. This is usually a relatively minor problem that you can easily fix.
